LANDLORDS' SERVICES
We will personally inspect your property to advise on marketing rental value and suggestions as to any appropriate improvements to obtain maximum rent.
• Thorough vetting and selection of tenants including obtaining references and credit checks (where necessary).
• Negotiable fees (average 8% of annual rent plus VAT) to include selection and vetting of tenants, preparation of agreements, and arrangement of EPC and Gas Safety/Electrical Certificates etc, where required.
• Full management services are available from our associate company - Flatt & Houseman.
• Pre-property purchase advice as to achievable likely rent and yield, suitability to let, suitable furnishings and improvements etc, so that you don’t buy the wrong property.
• Advertising on all major internet portals and access to our extensive database of tenants.
• Over 40 years of local letting experience.
TENANTS' SERVICES
• Properties are inspected and instructions are only taken on properties of a good standard and suitability for letting in relation to decorations, facilities and furnishings.
• Rents are paid in advance, calendar monthly, and a security deposit is required at the time of commencement of the letting, usually equivalent to one month’s rent.
• Lettings are for a period of six months or one year initially, and references from employers, previous landlords and your bank will be required.
