Landlords' Services
We will personally inspect your property to advise on marketing, rental value and suggestions as to any appropriate improvements to obtain maximum rent.
Thorough vetting and selection of tenants including obtaining references and credit checks (where necessary).
Negotiable fees (average 7% of annual rent plus VAT) to include selection and vetting of tenants, preparation of agreements, and arrangement of EPC and Gas Safety/Electrical Certificates etc, where required.
Full management services are available from our associate company - Flatt & Houseman.
Pre-property purchase advice as to achievable likely rent and yield, suitability to let, suitable furnishings and improvements etc, so that you don’t buy the wrong property.
 

TENANTS’ SERVICES
Properties are inspected and instructions are only taken on properties of a good standard and suitability for letting in relation to decorations, facilities and furnishings.
Rents are paid in advance, calendar monthly, and a security deposit is required at the time of commencement of the letting, usually equivalent to one month’s rent (but could be more).
Lettings are for a period of six months or one year initially, and references from employers, previous landlords and your bank will be required.
